Soft washing vs. pressure washing on the Outer Banks

We don't blast houses. We wash them.

People hear "pressure washing" and picture a wand and a stream strong enough to strip paint. That is the wrong tool for siding, trim and cedar shake, and it is how Outer Banks houses get damaged. The right method depends on the surface, so here is how we choose between soft washing and surface cleaning.

Soft Washing

Low pressure. The solution does the work.

A cleaning solution is applied at roughly garden-hose pressure, allowed to kill the algae, mold and mildew at the root, then rinsed. No water forced behind siding, no etched wood, no stripped paint. It stays cleaner longer because the growth is dead, not just knocked off.

Surface Cleaning

Real pressure, on surfaces built to take it.

This is where the pressure side of the rig comes out. A rotary surface cleaner lifts dirt, tire marks, rust and algae from flat hardscape evenly, without the stripes a wand leaves. Pavers can then be re-sanded and sealed so they hold up to the next season.

Do you pressure wash houses on the Outer Banks?

No, and you should be wary of anyone who does. Siding, trim, cedar shake and painted wood get soft washed at low pressure with a cleaning solution that kills algae and mildew at the root. Pressure is reserved for concrete, pavers and pool decks, where it belongs. That is what "surface cleaning" means on this site.

How often should a beach house be soft washed?

Most Outer Banks homes need a house wash once a year. Shaded lots in Southern Shores, Kitty Hawk Woods and Martin's Point, and north-facing walls anywhere, tend to green up faster and sometimes need a second visit. Rental owners usually schedule in late winter or early spring so the house is clean for photos and the first check-in.

Do you work in Pine Island, The Currituck Club and other gated Corolla communities?

Yes. We work regularly in Pine Island, The Currituck Club, Whalehead, Buck Island, Ocean Sands, Ocean Hill, Monteray Shores and Corolla Light, as well as Sanderling and Ships Watch in Duck. We are fully insured for residential and commercial work and can provide a certificate of insurance to your HOA or property manager on request.

Can you soft wash cedar shake?

Yes, and it is one of the things we are most careful about. Cedar shake and shingle are soft washed only, never pressure washed. The shakes keep their color, the wood is not furred or etched, and the growth in the grain is killed rather than pushed deeper. Several of the largest cedar shake homes on the northern beaches are on our schedule every year.

What does house washing cost on the Outer Banks?

Every estimate is done in person, because a three-story oceanfront in Whalehead and a soundside cottage in Colington Harbour are not the same job. John walks the property, looks at siding type, height, decking, driveway and pool area, and gives you a firm number. We are not the cheapest option on the beach, and we do not pretend to be. The price covers the certification, the equipment and the time to do it once, correctly.

I own a rental and live out of state. How does this work?

Most of our clients are not on the island when we work. Text us the address and what you need. John schedules the estimate visit, sends you the number, and once you approve, does the job and lets you know when it is finished. Property managers are welcome to coordinate on your behalf.

Do you clean driveways, pool decks and pavers too?

Yes. Concrete driveways, sidewalks, pool decks and patios are surface cleaned with a rotary cleaner for an even finish. Paver driveways can be cleaned, re-sanded and sealed, a service John is certified in. Most homeowners bundle the house wash and the hardscape into one visit.
